How to do estimate for construction of a new building

The different types of building estimates are mention below:-
Rough Cost
This is an estimate to find out approximate cost in short time. Such an estimates is prepare to decide the financial aspect and policy matter, giving an idea of the cost of the proposal after taking into consideration the requirements of the department concern.
Plinth Area Estimates
This estimate is an approximate estimate. However, It consists of working out the plinth area of a building which is multiply by plinth area rate to get an estimate for that building.
The Plinth area should be calculate for a roof area of a building by taking external dimensions, excluding the plinth offsets. But, The area of the courtyard etc. should not be include in it.
Plinth Area Estimate = Plinth Area rate per sq.m x Plinth Area of building
As we Assume that, I want to construct my new home. The area of my plot is 35′ x 50′ (feet) So that, Area is 162.6 Sq. meter. As per rate of market we assume that, The plinth area rate is 200 Sq. meter.
Plot Boundary Construction estimate – 162.6 x 200 = Rs 32,400
Cubic Content Estimates
This estimate is an approximate estimate. However, It is work out on the basis of the cubical contents of the propose building to be construct and then applying to it the rate per cubic meter.
Cubic content Estimate = Plinth area of the building x height (height is taken from the top of the floor level to the top of the flat roof or half way of the sloped roof) x Cubic content rate
Typical Bay Estimates
This method is adopted in large institutional schemes where there are large number of blocks or wards of similar type. In this method cost per bay of a typical bay of the building is calculate and this can be multiply by the total number of bays of similar cross-sections of all the buildings to get the estimate.
